88 St James Street, London
This £24m conversion of an existing office building into seven high end residential apartments involved some very complex alterations to the historic fabric of this Grade II* listed building, originally designed by Norman Shaw. The works involved the construction of a new two storey basement beneath the building to house an automated car stacker. This basement extended below the water table and was constructed within a temporary coffer dam formed with permeation grouting, into which the original strip footings were underpinned. The design was led by Tom, whilst working at Alan Baxter Ltd.
